Structural and dried-in options

Custom home shells built for the next phase

Have CHC complete the demanding early work to an agreed milestone, then continue with your own qualified finish team.

Every shell scope is written for the plans, property and handoff condition. A shell is not assumed to be weather-tight unless the contract says so.

Structure and enclosure work in progress

A professional start, with a defined handoff

A shell build lets you hire Custom Homes of Colorado for the demanding early construction work and an agreed enclosure milestone, then complete the interior with your own qualified team.

A shell is not a standard kit or a vague promise. The plans, site and written proposal determine what CHC builds, where our work stops and what transfers to the owner or finish contractor. This approach can give a capable owner more control over interior selections and later scheduling. It does not automatically make the finished home cheaper or faster.

Two shell milestones, defined separately

Structural shell

CHC completes the agreed site and structural work to the milestone written into the contract. A typical project may include site work, the foundation, structural framing and roof construction. It is not assumed to be weather-tight unless the contract says so.

Dried-in shell

CHC carries the structural shell to an agreed weather-protected stage. Depending on the plans, this may include the roof, windows and exterior doors. The contract identifies required weather barriers, flashing and every exterior item included or excluded.

Who each option is for

A shell may fit when you

  • Have a qualified finish contractor or experience managing later work
  • Want an experienced builder handling the foundation, structure and agreed enclosure work
  • Can divide the project into clear, permit-ready phases
  • Want direct control over interior selections and timing

A complete build may fit better when you

  • Want one builder responsible through completion
  • Do not already have reliable interior trades
  • Need one integrated schedule for the entire home
  • Prefer one contract covering structure, systems and finishes
Why CHC

Why the handoff matters

Foundations, framing and enclosure details affect everything that follows. CHC brings more than 25 years in construction and fifth-generation Central Colorado roots to work shaped by mountain access, weather and site conditions.

Written milestone

The proposal identifies CHC’s last deliverable and the exact point where the shell scope ends.

Turnover condition

The agreed scope states how the structure should be protected, documented and inspected at handoff.

Work that remains

The owner and finish team can see the major responsibilities that transfer after CHC completes its work.

How a shell project moves forward

1. Start with the property and plans

Tell us where you plan to build, what has been designed and who you expect to complete the home.

2. Review the site and documents

We review available plans, engineering, access and known site conditions before defining a reliable scope.

3. Define the stopping point

The proposal identifies CHC’s work, exclusions, inspections assigned to us and the expected condition at turnover.

4. Build and hand off

CHC completes its contracted work, documents changes and reviews the shell against the written scope before responsibility transfers.

Questions owners ask

What is included in a CHC shell?

The scope is set for each project. Plans, structural system, site conditions and the desired stopping point determine what CHC may take on. The proposal lists inclusions, exclusions and the handoff condition.

Is a shell always less expensive?

No. It reduces the portion assigned to CHC, but final cost also depends on the finish team, material choices, owner management, schedule and corrective work.

Will the home be finished faster?

CHC may reach a limited shell milestone sooner than a completed-home milestone. Total completion still depends on how reliably the interior work proceeds after handoff.

Can a shell use ICF walls?

Potentially. ICF can be considered when the design, engineering, budget and site support it. Learn more on our ICF homes page.

Who is responsible after turnover?

The contract states the handoff date and transferred responsibilities, which may include site control, weather protection, security, insurance, permits, inspections and coordination of remaining work.
