Whole-home ICF construction

ICF homes for Central Colorado

Reinforced concrete walls, continuous insulation and whole-home planning shaped around the property.

CHC contracts the complete home. Concrete Foundations of Colorado performs or contracts the ICF and concrete portion as part of the coordinated build.

ICF foundation and wall forms in Central Colorado

Concrete and continuous insulation in one wall system

Insulated concrete forms hold reinforced concrete during the pour and remain in place as continuous insulation. CHC plans the home around the wall system, the property and the way you intend to use the building.

ICF affects openings, utilities, waterproofing, roof connections, exterior finishes and mechanical design. The decision belongs early in planning, while the complete home can still be coordinated around it.

ICF may fit owners who value

  • A reinforced concrete wall structure
  • Continuous insulation and steadier indoor temperatures
  • Reduced outside-noise transmission
  • Long-term performance over the lowest initial wall cost
  • Early coordination between the designer, engineer and builder

Important tradeoffs

  • Wall cost and sequencing differ from conventional framing
  • Openings and penetrations must be planned early
  • Concrete access, bracing and weather affect pours
  • Later changes can require more work
  • A strong wall cannot compensate for weak windows, roof or air sealing
Whole-wall performance

Comfort, strength and tested wall assemblies

ICF combines a reinforced concrete core with continuous insulation. The wall system can improve comfort, structural capacity and sound control, but whole-home results still depend on the roof, windows, air sealing, mechanical design and construction details.

More stable temperatures

Continuous insulation and concrete mass can help moderate indoor temperature swings. Actual energy use still depends on the complete home.

A substantial structural core

The reinforced concrete core can be engineered for demanding loads. Thickness, reinforcing and connections follow the project plans.

Less outside noise

Mass and layered construction can reduce sound transmission. Windows, doors, roof assemblies and installation also affect the result.

Fire ratings apply to complete tested wall assemblies

Under ANSI/UL 263, UL Design U930 lists specific load-bearing Nudura ICF assemblies for a 2-hour rating with a minimum 4-inch ICF cavity and a 4-hour rating with a minimum 6-inch cavity. Those ratings apply only when the complete wall matches the listed forms, reinforcement, concrete, finishes and installation details. ICF is not fireproof, and no wall system makes a home wildfire-proof.

Plan the wall system early

1. Discuss priorities and site

We start with the land, home concept, budget range and the reasons you are considering ICF.

2. Compare wall approaches

We consider structure, envelope performance, architecture, mechanical implications, trade availability and cost.

3. Coordinate design and engineering

The project team defines wall thickness, reinforcing, openings, connections, waterproofing and finish details.

4. Build and complete the home

The ICF work is coordinated with the foundation, roof, openings, utilities, interior work and exterior finishes in the agreed scope.

ICF home questions

Is an ICF home entirely concrete?

The primary ICF walls have a reinforced concrete core, but roofs, interior partitions, floors and finishes may use other systems chosen for the project.

Is ICF more energy efficient?

ICF combines continuous insulation, concrete mass and the potential for low air leakage when detailed well. Whole-home energy use depends on the complete enclosure and mechanical design, so CHC does not promise a fixed savings percentage.

Are ICF homes fireproof?

No. Specific wall assemblies have tested ratings, but those ratings do not apply to an entire home. Roofs, windows, doors, vents, decks, cladding, vegetation and construction details all affect fire exposure and performance.

Does ICF limit the home's appearance?

ICF can support many architectural styles and exterior finishes when attachments and details are planned for the system.

Does an ICF home cost more?

It can. Wall thickness, reinforcing, concrete access, labor, finishes and market conditions affect the comparison. We evaluate ICF as part of the whole project instead of quoting a universal percentage.

One home contract, coordinated concrete expertise

CHC leads and contracts the complete home. Concrete Foundations of Colorado handles the ICF and concrete portion, so the wall and foundation work stay connected to the full construction plan instead of being treated as an isolated trade.
